GENERAL TERMS AND CONDITIONS

II. SUBJECT OF THE SERVICE
Through the website, users can:

• receive information about available apartments;

• submit inquiries for accommodation;

• make reservations;

• receive information about prices, accommodation conditions, and availability.

The information provided is informational in nature and does not constitute a legally binding offer within the meaning of applicable legislation.

III. RESERVATIONS
Reservations can be made:

• by phone;

• by email;

• through the Booking.com platform.

After receiving a reservation request, the Operator sends a confirmation to the email address provided by the client.
A reservation is considered finally confirmed after receipt of the due payment under the terms below.

IV. PRICES AND METHOD OF PAYMENT
All prices are stated in euro (EUR), unless expressly indicated otherwise.
Confirmation of a reservation requires 100% prepayment of the value of the stay.
Payment is made by bank transfer to a bank account specified by the Operator.
Upon receipt of payment, the client receives confirmation of a successful reservation.
If needed, an invoice is issued, which is provided after receipt of payment into the company's bank account.

V. CANCELLATION TERMS
If a reservation is cancelled up to 7 (seven) calendar days before the accommodation date, the client is entitled to a full refund of the amount paid.
If cancelled within 3 (three) calendar days before the accommodation date, a penalty of 50% of the reservation value is withheld.
In case of client no-show without prior notice, or cancellation after the specified deadline, 100% of the reservation value is withheld.
Refunds are made in the same way the payment was made, unless the parties agree otherwise.

VI. CHECK-IN AND CHECK-OUT
Check-in: after 15:00.
Check-out: until 12:00.
Check-in is carried out independently via a provided lockbox and access instructions.
Self check-in is permitted only for persons who have reached the age of 18.
The Operator has the right to request an identity document at check-in or before granting access to the property.

VII. RIGHTS AND OBLIGATIONS OF GUESTS
Guests are obliged to:

• use the property for its intended purpose;

• maintain good order and cleanliness;

• not damage the furnishings and equipment;

• comply with applicable Bulgarian legislation.

In the event of damage caused, the guest bears financial liability in accordance with applicable legislation.

VIII. LIMITATION OF LIABILITY
The Operator makes reasonable efforts to keep the information on the website up to date and accurate.
The Operator is not liable for:

• temporary interruption of access to the website;

• technical malfunctions beyond its control;

• damages caused by improper use of the website;

• actions of third parties, including external service providers.

IX. INTELLECTUAL PROPERTY
All texts, images, logos, graphic elements, and content of the website are subject to copyright and belong to the Operator or their respective rights holders.
Copying, reproduction, distribution, or use of the content without prior written consent is not permitted.

X. VIDEO SURVEILLANCE
Video surveillance is used for the purposes of the property's security.
The cameras are located exclusively on the exterior parts of the building and do not record the interior of the apartments.
The recordings are used solely for security purposes and the protection of the Operator's legitimate interests, and are processed in accordance with applicable personal data protection legislation.

XI. APPLICABLE LAW
For all matters not settled in these General Terms and Conditions, the applicable legislation of the Republic of Bulgaria shall apply.
All disputes between the parties shall be resolved through negotiation and good-faith cooperation, and if this is not possible – by the competent Bulgarian court.
These General Terms and Conditions enter into force as of the date of their publication on the website.
